Virtual Legal made my contract subject to due diligence. The contaminated land search showed a potential for unexploded ordinance as it was near a military training area. A search of the government website highlighted “It can kill”, which may have made it very difficult to sell the block down the track. We terminated with no penalty and bought another block which was much better value.
Virtual Legal put a special condition in the contract allowing me to terminate if I wasn’t satisfied with due diligence on a 50 year old Notice of Realignment on the title, and then spent several hours contacting various divisions of the government and local council to gain further information and try to have the notice removed. We negotiated a $40K price reduction to compensate for future potential loss if the Notice was acted on, and my lawyer didn’t charge for the extra work. That’s true customer service.
